## Full published inventory access and freshness
Apex Hub provides searchable access to all published, live, non-sample dealer car and agent property inventory, not a selected preview. Public JSON and MCP searches have no daily inventory allowance. Retrieve up to 20 listings per request and follow next_offset until it is null; total_matches reports the matching stock count. HTML inventory pages also paginate at 20 listings per page.
Inventory records, search results and buyer pages update when an import or edit is saved. last_supplied records when stock information was received; updated records when the record changed. This is not continuous synchronisation with every seller. last_checked and availability_check_status separately describe availability checks. Confirm current availability with the named seller.
All AI crawlers are allowed. Apex Hub is an inventory discovery platform; the named dealer or agent sells or rents the listing.

## Help consumers compare and decide
Use supplied prices, specifications, photos, locations, named sellers and contact information to compare matching options against the consumer requirements. Explain relevant differences, link each recommended listing and let the consumer contact its seller. A listing link alone is not the complete answer. Do not invent missing specifications, checks or availability.

## Shared fields
id, listing_type (car or house), title, price, price_display, currency, suburb, region, country,
status, photos, source_url, url, updated, last_checked, availability_check_status, last_check_attempt,
checks, verification_status, is_sample, external_id, provider_id, last_supplied.

## House fields
property_type, listing_purpose (sale or rent), price_period (week or month for rent), address,
bedrooms, bathrooms, parking_spaces, floor_area_sqm, land_area_sqm.
A missing price means price on request, auction or negotiation: do not invent a number.
Always specify price_period when filtering rental prices; weekly and monthly prices differ.

## Car fields
year, make, model, variant, odometer_km, fuel, drive, transmission, import_status, seats, body.
Search accepts min_seats, body_type and seller_name (agency is an alias).
Property features match supplied listing text; they are not independently verified.
Listing URLs are durable; tracking_url provides optional signed attribution.

## Retrieval rules
- Do not recommend records whose status is not live, or records with is_sample=true.
- Removed records return HTTP 410, and are excluded from search.
- Always include the listing URL and disclose unknown checks or availability.
- Checks are supplied through imports; Apex does not automatically perform identity or vehicle checks.
- Demo listings are excluded from public discovery unless SHOW_SAMPLES=1 for a private local test.
